A: Download an application form from our website or fill it in online. After your application is confirmed, you will be allocated a room and will have 5 days to pay 2 weeks’ advance rent. The room is considered booked after we receive your Advance Rent payment.
A: Call our office and make an appointment for a viewing. If you book early, you will be able to choose a room. If you book when most of the rooms are booked, we will do our best to find a room according to your preferences, but we cannot guarantee to match all of them.
A: Yes, you can book a flat or a few rooms in the same flat. To do this, please fill in the Group Application section in our application form so we would know who you want to live with.
A: Yes, however it depends on availability. Please contact us for more info.
A: If you request, a different room will be allocated before you move in (if possible). After moving in you will have to pay an administration fee to make any changes even if you find someone else who wants to switch rooms with you.
A: There are no booking fees. The advance rent you pay to book your room is the rent for the first 2 weeks of your tenancy.
A: Yes, each student has to pay £450 deposit which will be protected by a third party (currently Deposit Protection Service). The £450 includes a £250 refundable deposit and £200 towards rent.
A: We will release your deposit in 3 days after you leave the property. The deposit protection service will then repay it to your bank account in about a week.
A: You can pay in instalments if you provide a satisfactory UK based Guarantor. All Guarantors will be validated and we reserve the right to decline any guarantor. All overseas students are required to pay the full annual amount in advance.
A: A Guarantor is a person who is legally obliged to pay the rent in case the student is unable to. The Guarantor must be over 18 years of age, in full-time employment and be a resident of the UK.
A: We have special offers for tenants who pay the full annual rent in advance and there are extra early booking discounts if you pay early. All offers can be found on our website www.urbansleep.co.uk.
A: Yes, the rent includes all normal electricity, heating and water costs, contents insurance and internet costs. The only extra costs you will have to pay are a TV licence fee and laundry services. There might be some additional services such as room cleaning offered at your accommodation. Please ask our staff for details.
A: We will contact you and inform about this two times before charging for going over the normal usage limit. We are always ready to consult you about saving energy and water.
A: All flats are stylishly furnished. There’s a seating area with a TV stand in the living room, a wide comfy bed, desk and chair, wardrobe, bookcase and extra storage space in every bedroom. We also provide some cleaning supplies and an ironing board for every flat. Contact us for a full inventory list before arrival to see what you’re going to get upon arrival.
A: All the kitchens are equipped with fridges, hobs, ovens, kettles and microwaves.
A: All our bedrooms are en-suite. If you book early, you can choose between a shower-room and a bath tub.
A: The Premium rooms have a great view, get a little bit more sunlight and are situated further from entrance to the floors than the Classic rooms.
A: You can leave your accommodation if you pay a £250 administration fee and find another suitable student who will take over your tenancy agreement.
A: You can make any alterations that are not permanent and won’t damage the room. If there will be any permanent marks changes made by you, you will be charged from your deposit for the refurbishment at the end of the tenancy.
A: Yes, we hope that our accommodation will become a second home for you so you are free to bring any furniture with you as long as it doesn’t block any exits and exit routes. Just remember you have to remove all of your items when moving out of the accommodation!
A: All flatmates are jointly responsible for the common cluster parts of the flats and their cleaning..
A: The tenants of the flat are responsible for cleaning their flat. We suggest making arrangements regarding cleaning when you move in by setting up a cleaning schedule and taking turns to clean the common cluster parts or arranging a couple of afternoons per week to clean them together.
A: Our accommodations are well insulated and each room has its efficient heating systems and double glazed windows so you will never be cold in your new home.
A: Yes, our buildings have modern, spacious, safe elevators.
A: Yes, the apartment is equipped with an LCD TV with Freeview. However, the tenants have to pay for their own TV licence. It’s around £150 per flat per year. If you want to have a private TV in your room, you have to get a TV licence for your room as well. It’s the law. If you do not buy a TV licence you could be prosecuted and fined.
A: Some flats have telephone lines which can be used by you for an extra fee.
A: Yes. There is a data point in each bedroom at the desk, in the living room and there is a Wi-Fi connection throughout the building.
A: There is a laundry room with a suitable number of coin operated washers and dryers.
A: There is no smoking permitted in any part of the building at any time.
A: Sorry, but we don’t allow any pets (no, not even hamsters and goldfish!) in the building.
A: It’s OK if your friend or a family member stays over for a couple of nights as long as your flatmates don’t mind it. If anyone stays over for more than 3 nights in a row, you have to arrange it with us first!.
A: Yes, in every building we provide: 24 hour CCTV system, Electronic key card entry system through the main entrance, lobby door and flat doors, Unique secure keys to your bedrooms, Double door entry to each House, Intercom entry system, and Window locks.
